Living in Roxborough Littleton Colorado: A Foothills Community You Should Knoww Blog Post

If you’re thinking about moving to the Denver area or already live nearby and want something that feels closer to the mountains, Roxborough is a Littleton community that deserves a serious look. Nestled directly into the foothills, Roxborough offers a true mountain feel while still being close to everyday conveniences.

Roxborough is often referred to as Roxborough Park or Roxborough Village, but locals typically just call it Roxborough. What makes this area unique is how close it sits to open space and protected land. You truly can’t get much closer to the foothills while still being part of the Littleton area. For outdoor enthusiasts, this is one of the biggest draws.

Roxborough is surrounded by Roxborough State Park, known for its iconic red rock formations and extensive hiking trails. Just minutes away is Waterton Canyon, which offers wide access roads for hiking and biking, fishing along the river, and access to single-track trails and the Colorado Trail for those looking to go farther. Chatfield Reservoir is also nearby, making boating, paddleboarding, fishing, and camping easy weekend options without a long drive.

Because of its foothills location, home prices in Roxborough tend to be higher than many other Littleton neighborhoods. According to Neighborhood Scout, Roxborough home prices are roughly 72 percent higher than many other Colorado neighborhoods, with a median sales price just over $712,000. The housing stock is largely single-family homes, with about 62 percent built between the 1970s and 1990s, and roughly 37 percent built in 2000 or newer. Townhomes make up a very small portion of the area, although nearby Sterling Ranch is adding more townhomes and apartments, which will gradually change that mix.

Renting in Roxborough is also on the higher side, with average rents around $3,500 per month. This pricing reflects the location, the outdoor access, and the overall desirability of the area.

Several popular neighborhoods make up Roxborough, including Chatfield Farms, Roxborough Park near Arrowhead Golf Course, the Estates at Chatfield Farms for larger acreage properties, and Ravenna, a higher-end community with a private golf course. These options provide a wide range of price points and home styles, all within the same foothills setting.

Schools are another strong point. Roxborough schools rank among the top 85 percent in the country according to NeighborhoodScout. Roxborough Elementary serves younger students, followed by Roxborough Intermediate School, a newer facility for grades three through six. Many families then transition into nearby Highlands Ranch schools, benefiting from close proximity while still enjoying the Douglas County School District.

Community life in Roxborough is active, especially in the warmer months. Residents enjoy movie nights in the park, live music events, and the annual Roxborough Music Festival, a two-day event that draws visitors from across the area. Amenities have also expanded in recent years, including a Safeway grocery store, restaurants, gas stations, and more development planned. One local favorite worth mentioning is Waterton Tavern, known for its burgers and casual atmosphere.

Another stabilizing factor in the Roxborough housing market is Lockheed Martin, which is located nearby and is a major employer in the area. Many employees relocating to Colorado choose Roxborough for its location and lifestyle, helping maintain strong housing demand.

Roxborough is a unique foothills community that blends outdoor access, strong schools, and a tight-knit neighborhood feel. While it is pricier than some other Littleton areas, for many people the lifestyle easily justifies the cost—especially for those who prioritize nature and open space.

Roxborough Littleton Colorado offers a true foothills lifestyle with immediate access to hiking, biking, and open space. Home prices and rents are higher, but strong schools, outdoor amenities, and proximity to major employers make it a highly desirable place to live.
